Quinton Scott Launches Premier Buyers Club

This is a new and unique service from Quinton Scott in Wimbledon which is only available to local residents.

 

The aim of the service is to make Wimbledon residents aware of properties coming to the market before buyers from out of the area to give them a time advantage, which will benefit them if they have a property to sell.

 

We cannot guarantee that membership will give an unfair advantage in terms of the price paid for a property, as we always strive to achieve the best price that we can for our clients. What we can do however is promise that we will?assist local residents by making them aware of properties coming to the market at the earliest opportunity.

 

An additional service that we will offer members is that we will hand deliver letters for them free of charge to roads that they are specifically interested in living in, to see if we can encourage potential sellers to allow us one or two discreet viewings.

Revenues soar to ?17.5m at Andrews and Robertson 5 November auction as buyers chase quality lots with income or added value potential.Fierce bidding on virgin stock in good locations with added value potential and keenly priced investment stock in the South East, pushed Andrews and Robertson’s 5 November auction revenues to ?17.5m, the firm’s second highest result in 2012.The event held at The Hotel Russell, WC1, saw 59 out of 83 lots spanning both the residential and secondary commercial sectors achieve prices well above guides in many cases.

Property sold for an average of?296,653. AST yields averaged 6.85%, Assured Tenancy yields 6.4% and Ground Rent yields 2.78%.

Vendors included: The London Borough of Lambeth, Affinity Sutton, Defence Infrastructure Organisation, Mountview Estates plc, Swindon Central Properties Ltd, The Treasury Solicitors, LPA Receivers, Executors, Trustees, Mortgagees and other private and public companies.

The highlight of the sale: Falconwood Court in Blackheath, SE3, a block of 38 tenanted flats with development potential was the largest residential investment to be sold at auction since 2006. Fresh to market after more than four decades in the same family ownership it sold for ?5m off a guide price of ?4.9m plus, and a yield of 6.8%.

Cripp said: “Investor perception is that money is safe as can be in good residential areas in London. Outside of the capital or in secondary locations it is all about value or investment return. But if the price is right there is demand across the country as our sales in Newcastle, Hull, Oxford, Kent, Northampton and Luton, demonstrate.”

With location a key driver behind buying patterns a Victorian terraced house in Rectory Gardens, Clapham, offered on the instructions of the London Borough of Lambeth was within a residential close largely occupied by squatters for many years and was the first to come to the market. Despite their protests it sold for ?500,000.

Other highlights included:

  • A one bedroom flat in a Victorian terraced house in Lavender Sweep, Battersea, SW11 also fresh to market and offered on the instructions of Mountview Estates Plc. This keenly priced lot made ?312,500 off a guide of?230,000 plus despite issues of access to its garden.
  • 173 and 181 Castlenau, Barnes, SW13: A pair of three storey early Victorian terraced houses in a celebrity area of South West London, requiring refurbishment after being in the same ownership for more than three decades and guided at ?640,000 each were sold for ?740,000 and ?690,000.
  • Five properties in New Cross, SE14, and one in Lee Green, SE12, sold on behalf of a major housing association. The properties made 40% above their collective guides of ?750,000 plus, achieving a total of ?1,056,000.
  • 21 Blackheath Grove, Blackheath, SE3: A long leasehold garden floor maisonette sold in the room at ?422,000 against a guide price of ?375,000.
  • Ash Villa, Luton, LU1: A large house converted to six ready to let self-contained flats sparked heated bidding. Sold for ?367,500 off a ?236,000 guide.
  • A former fuel depot, in Islip, Oxfordshire: Guided at ?250,000 plus at auction sold in the room for ?258,000to a speculator looking long term.
