Top 5 Tips On How To Choose The Right Agent

Posted by

By Marc Gregory, MNAEA, Director of Residential Sales

With so many agents to choose from, how do you know which is the best one for you? Here are the Top 5 things to look for:

1.      Do they sell properties like mine?

Firstly, you’ll want to know that an agent is actively selling properties like yours. Have a look at their website to see the range of properties and where yours would fit in with their current selection of properties for sale and, more importantly, sold.

2.      Look for the British Property Awards sign

Lots of agents claim to have won awards, but not all awards are equal. If you look closely, some awards are for slick websites; others are not really ‘won’ because the agent pays to be entered. The British Property Awards are different in that you can’t actually enter – all agents are secret shopped by a national team of researchers, which means that to win this most prestigious of awards, an agent has to consistently provide truly excellent customer service, independently assessed and judged across over 20 categories. Andrew Scott Robertson have won Gold for SW19 three times (twice for sales and once for lettings), which will give you the confidence to know that we really do deliver on our promises.

3.     Are they members of The Guild of Property Professionals?

The Guild of Property Professionals is a network of 800 carefully selected Property Professionals, working together to deliver the best results for their customers. They are reputable, experienced agents who are audited to ensure they always observe best practice.  A Guild agent has access to in-depth training, guaranteeing they know the industry and the local market inside out. They also benefit from a wide range of marketing materials to ensure their properties are marketed properly, in all the right places,  including The Guild’s Park Lane office where properties are on display via touchscreens 24/7,  meaning the lucrative London and investor market are always able to view your property.

By choosing a Guild member, you are in safe hands and will achieve a better result. Andrew Scott Robertson are proud to be the exclusive Members for the Wimbledon, Raynes Park and Coombe areas.

4.      Are the managers MNAEA qualified?

It is a sad fact that most agents receive little or no training and are not qualified in any meaningful way. In a largely unregulated industry, it is important to know that the agent you choose to manage the sale of your most valuable asset is suitably experienced and properly qualified. Both Marc Gregory and Stephen Parsons are proud to have the letters MNAEA after their names; these have been earned as a result of passing exams set by  the National Association of Estate Agents, and ongoing membership has to be maintained by regular and consistent training as well as keeping abreast of ever changing regulations and industry developments.

5.      Are they really experts in my area?

It is important that your agent really understands where you live, so that they can communicate effectively with any potential buyers. Transport, schools, amenities, and all kinds of community activities all need to be fully appreciated and conveyed to buyers who may not be familiar with your area. Andrew Scott Robertson have been active in the community in and around Wimbledon since 1975. We have successfully sold and let many thousands of properties for satisfied clients over the years and we would love you to be next.
